Is the
home freehold or sectional title?
All homes in the first village are freehold and will be registered
in the owners name.All units in the villages known as Fairway Villas, Villas on One and Tuscan Villas shall be Sectional Title
How much
deposit do I need to put as a downpayment?
R105 000 to be lodged with COX YEATS TRUST account in an interest
bearing account for your benefit until transfer. (subject to F.I.C.A
requirements) The balance to be secured and paid on transfer.
How many
units will be built in the scheme?
about 100 units to be built on the course itself and a further 150
to be incorporated into the course from the neighbouring property
as add on villages. The club stands to benefit financially from this
arrangement.
How much
levy will I pay?
A Home Owners Association has been formed and managed by Ballito Estates.
Each owner contributes about +-R670 as Levy plus water, sewerage, refuse collection, electricity, Rates, Club Fees. Each owner will pay their own rates. The occupier pays for their own electrical and water consumption.Levy Stabilization Fund (LSF) shall be R3000 for all new transfers payable by purchaser.
Central
Club
Each owner contributes R3990 (2008 rates) to the central club for Home Owners Membership. Such membership allows for 6 people at members rates. (2 principal and 4 roving memberships)
This includes all facilities like Golf, Tennis, Squash, Bowls, Swimming
Pool.
What
security arrangements are in place?
There are guards at the gatehouse and guards that patrol the property.
The perimeter is completely fenced by +- 19 strands of 2mm stainless
steel electrified wire classified in "32 zoned" areas. There
is a concrete slab underground along the entire fence line of the
western boundary as well as 800mm electrified skirting creating a
dual zone fence.In addition - I.P.S.S monitors the house
and offers a 24 hour armed response program. Some owners have opted for
additional burglar proofing for open windows on hot summer nights.
Are Pets
Allowed?
Small pets are allowed as long as they are kept on enclosed property,
do not roam and are not troublesome.
